With increased development of multi-family housing, this new five-story facility brings mixed-use opportunities, revitalization, and amenities to an underutilized commercial corner.
Mixed-use building of artist and performing arts studios and personal self-storage with modern amenities and attractive architectural design
The Class A self-storage facility is designed to provide a state-of-the art space for customers to rent units in a climate-controlled, energy efficient building with enhanced security and professional management
The shaded ground floor provides an area for the artist studios to host a variety of regularly scheduled art events where indoor and outdoor spaces are open to each other to display art and provide a space for community engagement
Design includes integral-color concrete masonry unit block that is projected from the building façade and flush in a pixel pattern
Painted stucco, window glazing, metal accent panels, and awnings are used throughout the design

Shade canopies and trees planted along the San Gabriel frontage will insulate the first two floors from western exposure
Project site proposes four electric vehicle charging station parking spaces located throughout the parking areas
Two short term bicycle spaces and one long term bicycle locker is provided to reduce vehicular travel to the site
Building includes solar panels on the roof to lower energy consumption
Lighting and HVAC systems selected for energy efficiency
Interior lighting controlled by motion sensors to reduce energy consumption
Low reflectivity building materials including a light colored roof for a minimum roof Solar Reflectance Index (SRI) rating of 75%
Landscape design includes drought tolerant plants known to thrive in the heat and sun for the site’s micro climate
Site includes a low flow high efficiency drip irrigation system
